The application also proposes the partial abandonment of Horner Rd. The property is located at the northeastern quadrant of the I-95/ Prince William Parkway interchange; is zoned A-1, R-4, and R-16; is designated SRH, Suburban Residential High, SRL, Suburban Residential Low, and ER, Environmental Resources, in the Comprehensive Plan; and is located in the Potomac Communities Revitalization Plan - Woodbridge Magisterial District – Meika Daus - Planning
I strongly request that you not vote to approve Rezoning #REZ2016-00022, Ray's Regarde. My position stems from the letters from Doug Widener, Citizens Alliance of Prince William, previously sent to you, that document the adverse effects this rezoning would have on PWC.
It is time to control overdevelopment in PWC. Voting to approve Rezoning #REZ2016-00022, Ray's Regarde would be irresponsible.
The proposed development would exacerbate traffic congestion and classroon overcrowding in not only the Woodbridge District, but also the Occoquan District. As of right now, there are no set-in-stone proffer agreements to alleviate these issues, or help the county catch up to its current infrastructure and amenity deficits. We shouldn't be building more homes until we catch up with existing need for services, infrastructure, and class size reduction.
